General Scope of Preventive Maintenance

General visual inspection of the HVAC system
Heating and cooling operation tests
Condenser coil cleaning (accessible areas, no major disassembly)
Evaporator coil review (accessible areas)
Basic review and cleaning of the condensate drain line
Condensate pan inspection
Review of visible electrical connections
Amperage and voltage measurement on main components
Thermostat and controls verification
Airflow review
Filter change recommendation (filters not included)

All inspections and cleanings are performed only on accessible components and without structural modifications to the system.

Exclusions and limitations

Maintenance plans do not include corrective or emergency repairs, general replacement of parts or components, refrigerant charge or recovery, deep cleanings requiring major disassembly, modifications to the existing system, or repairs resulting from misuse, negligence, or pre-existing damage. They also do not apply to commercial systems, minisplits, communication systems, or equipment outside of residential specifications.

If during preventive maintenance a condition requiring additional repair is detected, CaribeTex HVAC will notify the customer and provide a separate quote before performing any work. Membership packages do not include repairs that are not expressly detailed in this contract.

Opening or dismantling the condensate drain line to properly access it will incur an additional cost, which will vary based on the application. In some cases, due to the condition of the line, it may not be possible to perform a reasonable cleaning; if so, the customer will be notified and a written proposal will be presented to replace, reroute, or install a condensate pump, at an additional cost.

CaribeTex HVAC is not responsible for damage caused by clogged drain lines or condensate leaks from the air handling unit. Although condensate line maintenance, the use of secondary pans, and the installation of float switches are recommended preventive measures, these do not guarantee that water will not cause property damage.

Part replacements included in the Standard and Premium Packages are limited exclusively to 24V universal transformers, capacitors, contactors, universal flame sensors, minor wiring repairs within the unit, basic single-stage thermostats (non-OEM), and simple electronic refrigerant leak searches. These repairs are limited to a maximum of three (3) events per year, and more than one repair may be required during the same visit.

Covered repairs are subject to a one-time initial waiting period of ten (10) days from the plan purchase date. Preventive part replacements are not included; the component must present a verifiable failure to qualify for replacement.

Payments and Renewals

  • Membership can be contracted on a monthly or annual basis.
  • All plans feature automatic renewal at the end of each period (monthly or annual, depending on the selected plan).
  • The customer authorizes automatic billing to the registered payment method.
  • In case of a failed payment, the customer will be notified and membership may be suspended until payment is regularized.
  • Prices may be updated. Any changes will be notified in advance before being applied.

Cancellation

The client may cancel their membership at any time without additional cost, provided that the maintenance service included in the membership has not been used, and that the client notifies our team through the official contact channels at least 30 days prior to the membership renewal date.

If the client has already used the maintenance service included in the membership and chooses to cancel before completing the full annual membership term, a $100 USD penalty fee will apply. This fee must be paid before the cancellation of the membership can be processed.

Cancellation will be effective at the end of the current billing period.

Service Hours

Maintenance services are performed during regular business hours: Monday to Friday – 8:00 a.m. to 5:00 p.m.

Changes to the Terms

CaribeTex HVAC reserves the right to modify these terms and conditions. Any substantial change will be notified in advance.
